We were instructed by clients to purchase their "dream property" in the Hampstead area which had already been offered by the seller to another buyer. This was a contract race so whichever buyer was ready to exchange contracts first would secure the property.
The other buyer was well advanced in the conveyancing process so we had to hurry. We met with the clients and went through a detailed bundle of contract documentation, investigating title and raising enquiries of the seller, before finally reporting to them. We were ready to exchange contracts before the other potential buyer, and so won the contract race.
From initial instruction to exchange of contracts, it took less than 48 hours. Availability and speed of response to communication was essential in order to achieve the clients' objectives. Our clients were extremely grateful. Afterwards, they wrote to us thanking the lawyer involved. They said,
